AUSTIN, Tex. – December 8, 2000 – Cirrus Logic, Inc. (NASDAQ:CRUS)

today announced it has leased about 190,000 square feet of office space in the Terrace Business Park, located in Austin near the southern highway intersection of Loop 360 and Loop 1 Mopac. The company will occupy Building V in the complex, which already has been approved for office building construction. The new building will be ready for occupancy in the Summer of 2002. The Terrace is owned and operated by W&G Partnership, Ltd.

Dave French, president and chief executive officer of Cirrus Logic, said: “I am extremely pleased as this new location will facilitate the recruitment of talented design engineers due to its convenient location and modern infrastructure. This will help us maintain and extend our leadership in creating entertainment electronics for the Internet Age.”

Paul Latham, chief operating officer of W&G Partnership, said: “We’re pleased that Cirrus Logic moved its corporate headquarters from Silicon Valley to Austin last April, and even more pleased that they chose the Terrace for their new headquarters and engineering and design functions.”

Leasing agents for Cirrus Logic were Royce Lacey and Alan Lacey of NAI Commercial Industrial Properties. Representing W&G Partnership were Mark Griener and Spencer Hayes of Colliers, Oxford Commercial, Inc. Terms of the agreement were not disclosed.
